Pillar 03 — New Builds

New homes, townhouses and duplexes across Melbourne

Fixed-price contracts, permits and engineering handled, and material allowances that reflect what things actually cost — because we're the ones supplying them.

What we build

Four build types, one way of working

Whether it's a single home or a multi-dwelling site, the process, the reporting and the contract structure are the same.

Units & Apartments

Small-scale unit developments on infill sites, built to a program and a fixed price.

  • 2–8 dwelling sites
  • Body corporate documentation
  • Shared services coordination

Townhouses

Double and triple-storey townhouses — the workhorse of Melbourne infill development.

  • Party wall and acoustic compliance
  • Basement and garage construction
  • Staged handover for developers

Standalone Homes

Custom family homes on your land or a knock-down rebuild site, built to your plans or ours.

  • Knock-down rebuild including demolition
  • Single and double storey
  • Full landscaping and driveways

Luxury Duplexes

Higher-specification dual-occupancy builds where the finish level does the selling.

  • Premium stone, joinery and tapware
  • Feature facades and glazing
  • Interior design and styling

How it works

From land to keys

  1. 1

    Land & Design

Site assessment, feasibility and drawings — on your land, or a site you're still deciding on.

  2. 2

    Approvals

Planning, building permits, engineering, soil reports and energy ratings, lodged and tracked.

  3. 3

    Build

Slab, frame, lock-up, fit-off — a written program with staged progress claims and site updates.

  4. 4

    Handover

Practical completion inspection, defects closed out, certificates, keys and warranties.

Where the value is

Allowances that hold up at selection time

The oldest trick in volume building is a thin material allowance: the contract price looks sharp, then the selections appointment adds tens of thousands. We quote materials at what we actually pay for them, so the number you sign is much closer to the number you finish on.

  • Stone, tile, tapware and joinery allowances priced from our own supply
  • Upgrades priced transparently, not marked up as a profit centre
  • Fixed-price contract with a written specification
  • Staged progress claims tied to real milestones
  • One point of contact from contract to handover

FAQ

New build questions

Do you build on my land or supply the land too?

We build on your land, including knock-down rebuild sites. We're happy to look at a site with you before you buy and tell you what's realistic to build on it.

Is the contract fixed price?

Yes — a fixed-price contract with a written specification and staged progress claims. Variations only happen if you change the scope or something unforeseen turns up in the ground, and either way you approve them in writing first.

Can I use my own plans or architect?

Absolutely. We build to your drawings, or take you through design ourselves if you'd rather have it all under one roof.

What's included in the price?

We itemise it: site costs, structure, external works, fixtures and fittings, and the material allowances. Because materials come from our own supply, the allowances are real numbers rather than deliberately thin ones you blow through at selection time.

How long does a new build take?

Approvals typically run a few months before a slab goes down, then construction depends on size and storeys. We give you a program with your contract and report against it.
